Level 1 includes basic drafting, no advice & no design input.
If you are a client or builder who has already spent the time designing your home & know exactly what you want. You just need it drawn to all relevant Australian Standards & council requirements, then this level is for you.
Concept stage is the initial phase where we meet to discuss the plan & relevant details. We will the take the plan (drawn to scale) you have provided & turn it into a dimensioned set of concept plans for you to check before proceeding to working drawings.
Plans include:
- Site Plan
- Floor Plan
- Elevations
Working drawings stage will provide you with a good quality set of working drawings ready for you/your builder to submit to council. There is no allowance for changes to plans during this phase.
Plans & documentation:
- Full set of working drawings
- Deemed to satisfy Energy Report
Conditions of this level:
- It is assumed a maximum of 2 revisions/minor changes within concept stage, changes at or after working drawings are complete is at an hourly rate of $110.
- Slab on ground (for floor system – see design options)
- Prefabricated framed & trusses (for stick frame – see design options)
- Changes to construction drawings are charged at hourly rate ( see design options)

Single Storey over 250m² (9.20 per/m²)
Double Storey under 300m² (Min $3300)
Double Storey over 300m² (P.O.A)
Renovation or Extension (P.O.A)

You can arrange a “design consultation” and allow us to work through the issues, talk about budget, site levels and orientation, other problems & options, & from there decide if you want level 1 or something more. (see design options)
Level 2 includes Level 1 + design input & must include a design consultation
The design consultation is probably the most important stage where we sit down and assess you needs, the best site outcomes for your property, advice on budget & a whole range of other important impacts on your property.
This level includes renovations & extensions.
Following the design consultation we can give a quote for concept design & indicative quote for working drawings. If you are happy & wish to proceed I start working on your concept design.

- 3D renders & animation as discussed
Design Development Stage: Once we have completed your concept we will contact you to present and discuss design options. It may take 2 or 3 revisions before you are totally happy with your design & are ready to progress to Working Drawings
Working Drawings stage will provide you with a set of working drawings ready for your builder to submit to council. There are generally no changes to plans during this phase.
Working drawing stage
Plans & documentation as required:
- Full set of detailed working drawings
- Framing & tie down schedules and certificate
- Your choice of Energy Assessment Report – DTS or Software rated
- schedules and/or detail drawings as discussed
Level 3 encompasses levels 1 & 2 + contract administration & is suitable for clients who are wanting a professional to be involved in their project from start to finish.
Services may include but not limited to:
- Advice selecting builders
- Conducting a tender process & reviewing the contracts
- Regular site visits to oversee the building works
Fee Guide: Following the Design consultation we can give a quote for concept design & an indicative quote for all remaining stages including working drawings. In some cases with large complex builds we will charge a percentage of the project cost, this is a more flexible approach and changes accordingly if the project increase or decreases in value and complexity without the need to renegotiate fees.
